Monbulk Structure Plan

The Monbulk Structure Plan(PDF, 4MB)  was adopted by Council on 28 November 2017. 

The Structure Plan will provide a framework to guide the future growth and development of Monbulk.

Council has subsequently prepared Planning Scheme Amendment C182 to update the planning controls applying to the Main Road town centre area.  This has needed to be deferred due to the introduction by State Government of a new Bushfire Management Overlay in the Monbulk town area.  This has required Council to undertake a bushfire risk study for the town before continuing with a planning scheme amendment that would allow further housing development.  This study has been commissioned by Council and is now complete.

Accordingly a draft planning scheme amendment has been prepared to rezone parts of the town to facilitate further housing development. 

An additional requirement has been introduced by State Government in the form of a Neighbourhood Character Strategy.  Once again, Council has commissioned and commenced the relevant study as a part of a larger study of all Yarra Ranges residential areas, and will be ready to input this study into the draft Planning Scheme Amendment once available early 2021.

In the meantime Council have commenced planning and delivery of several exciting open space and recreation projects around the centre to enhance community connection and participation.  An Urban Design Framework will unite all these projects into a single vision that implements the vision of the Structure Plan.
